Flex Industrial Project To Replace Former Pipe Plant In Phoenix

Work is underway to turn a former pipe plant into a new industrial development south of downtown Phoenix.

The 50–acre site at the southeast corner of 7th Street and Interstate 17 will house a logistics center. But first, Todd Ostransky with Graycor Construction said workers must erase all traces of the concrete water and sewer lines once built there.

“That pipe could be 24 inches, it could be 84 inches in diameter so really big pipe, you could drive your car through some of them,” he said. “We have found old foundations of old buildings that were probably torn down 30, 40 years ago and the foundations were just left there.”

He said the four buildings that make up the first phase will be attractive to diverse businesses.

“I kind of call them ‘flex’ because they’re more flexible to have retail or manufacturing or just straight distribution,” Ostransky said.

The first phase at the Prologis I-17 Logistic Center will include more than 550,000 square feet of divisible building space on a 25-acre site and should be completed by spring.

Ostransky said two or three more buildings are expected during the second phase.
