After next week, the rules will change about which evictions can be delayed in Arizona because of COVID-19. Arizona courts have updated guidance for landlords and tenants.

The governor has extended a moratorium on enforcement of some rental evictions through October, but the state’s court system is clarifying that after Aug. 21, evictions can only be delayed due to financial hardship related to the pandemic, not illness or the need to quarantine.

A new form available through the courts allows tenants to request landlords delay eviction. But tenants will have to document their loss of income and show that they have applied for rental assistance.
